Naqua Capital is a Florida LLC that buys, renovates, and sells undervalued houses in Hampton Roads, Virginia. Two founders, one underwriting discipline: nothing gets bought above 70 percent of after-repair value minus the full rehab budget.

How We Operate

A Ceiling on Every Offer

We run a repeatable underwriting machine. Comps pulled from a fixed boundary, rehab priced by calibrated per-square-foot tiers with a 10 percent contingency, and a maximum allowable offer computed before we ever talk price. Since March 2026: 411 deals analyzed, 10 offers made, one property closed and in renovation, two more under contract.

Investor capital sits behind that discipline in one of two structures: a secured note with a recorded first-position lien capped at 70 percent of ARV, or JV equity with a preferred return. Monthly reporting shows budget burn against scope, with photos.

Juan Jafit Morales is a finance leader on Amazon's Worldwide Real Estate Finance team, supporting fulfillment center investment decisions across North America and emerging markets since August 2020.

He brings extensive experience in managing global large-scale projects, M&A, construction, and real estate finance, with expertise in financial modeling and business transactions in the real estate sector.

Morales holds an industrial engineering degree from Penn State University and post-education from Cornell University.

Edgar Dasilva is currently a Finance Manager for Real Estate at Amazon in New York, a position he has held since 2024. Prior to this role, he served as Strategy Finance Manager for Amazon Prime in the Greater Seattle Area for 3 years.

His background includes experience at Honeywell, PwC, and Santander Bank, where he developed expertise in data analytics, financial control, and strategic analysis. He holds an MBA from Duke University and has pursued Data Science studies at Harvard Extension School.
